Transformation from the used offices to create more housing is common sense. If the strategy is not new, today it seems to reach its maturity encouraged by a convenient environment.
Through around thirty projects and metropolitan realizations, the exhibition "Métamorphoses" analyzes the stakes in these transformations which translate so much our contemporary ecological and urban challenges, which they invite the architects to invent of new modes to live.
Think from what is already there allows to re-question the accommodation in its diversity of programs (family apartments, residence students, home, mixed building) and of forms. Every operation offers the opportunity of a unique strategy, to take advantage of volumes and of decorations of the Haussmann, to live in roofs terraces and first tertiary buildings, propose new facades in walls curtains of the 70s, the situations are multiple and fascinating because they commit a dialogue between our heritage and expectations of the future inhabitants.
The sustainable city prefers the "réhab" to the new, to consume less metropolitan area and less material. So, the carbon assessment of a heavy rehabilitation is ten times less important than the new construction (a concrete new tertiary construction posts equivalent 128 kg carbon / m ², the heavy renovation achieves only between 5 and 10 kg / m ²). With regard to the ecological equation, the political ambitions are translated in technical incentives and normative evolutions today. In the municipal level, the city of Paris, which wishes the conversion of 200.000 m ² of offices(desks) in housing in the mandate, envisages incentives. At the national level, the prescription Duflot and the law Alur participate to facilitate the transformation contrary to the size rules, density and to the obligations regarding parking places.
From 2001 till 2012, any categories and confused surfaces, 378 600 m2 of the offices were authorized to be transformed into housing in Paris, that is a rhythm of 31 500 m2 a year. This important level shows of the commitment and the interest of all the architects, the lessors public, private actors, inhabitants, for the metamorphoses.
